House Rules

By confirming your booking you agree to adhere to the Rental Rules set forth in this listing.
We suggest that all members of a group renting & staying in the home read this reservation information & agreement.

This property has a maximum of 13 people. If you bring more people (children included) than agreed upon by your reservation you will be asked to leave without a refund and/or charged an extra $50 per person per night.
Please note there is a strict no pet policy, a strict no party/event policy, and a strict no smoking policy in the home.

Check-in is any time after 4 pm EST. Check-out is before 10 am EST. Unfortunately we cannot allow early check-in or late check-out.

AGE REQUIREMENTS: The primary registrant (credit card holder for the initial payment) must be 21 years of age (legal photo ID required) and must be an occupant at the home during the entire stay. No homes will be rented to people under the age of 21, unless accompanied by a parent or guardian staying at the home for the length of the Rental Period. Violation of this policy will result in immediate eviction and forfeiture of all rental payments. In accordance with North Carolina State Chapter, reservations made under false pretense are null and void and check-in will not be allowed, or guests will be asked to vacate the accommodations. This policy includes reservations made by parents or guardians who do not check in, and/or leave overnight during the length of the stay.

You will be personally responsible not only for any direct damages but also for any loss of rental income and for any other indirect third-party damages that result from your stay (e.g., accommodation and travel expenses of guests checking in after you in case they are delayed until repairs are done).

For the safety of guests, outdoor security cameras are located at the front door and overlooking the driveway. Tampering with the cameras will result in a $200 fee.

No smoking is permitted. No illegal drug use. Smoking is not permitted in or on the premises of this property including porches, balconies, and driveways. Violation of this policy will result in immediate eviction and forfeiture of all rental payments and security deposit. All smoking devices are prohibited including the use of cigarettes, vape pens, e-cigs, pipes, hookah, marijuana smoking devices, or any drug paraphernalia. If signs of smoking are found on property after departure, the Host will charge $250, and you may incur an additional charge for carpet cleaning and deodorizing the home.

No pets are permitted in or on the premises of this property. Unauthorized occupancy of pets will result in immediate eviction of the entire group, loss of all rent and damage deposit, and a $250 non-declared pet fee per pet will be charged to the guest who books the property.

No parties are allowed on the property. No more than 13 people may be in the home at one time. No glitter or confetti. If signs of partying or extra guests are found on property after departure or on outdoor security cameras during or after the stay, the Host will charge the guest $250.

Trash must be kept inside the home or in the “bearicade bin” at the end of the driveway due to bears and wildlife. All trash stored in the bearicade bin must be bagged. If any trash does not fit in the bin, leave it inside the house. Never leave trash outside unless it's in the bearicade bin. If your personal trash exceeds the 88 gallons that fit in the bin, you may drop your trash off on your way out of town (or anytime during your stay) at Sugar Mountain Material Recovery Site: 266 Norwood Hollow Rd., Banner Elk, NC 28604 (Across from Sugar Mountain Town Hall). They are open 5 days a week and closed on Wednesday and Sunday. They are 3.7 miles south of the house. Hours: Mon, Tues, Thurs, Fri: 6:30am – 6:30pm; Saturday: 8:00am – 6:00pm

Clean any spills immediately and do not sit on furniture in wet or muddy clothes.
Please do not flush sanitary products or anything besides toilet paper down the toilets. If damage or clogs of any toilets or drains occur due to guests flushing items other than toilet paper, a fee of $200 will be charged.

No Candles

The Pack ‘n Play is use at your own risk. If you are unfamiliar with pack ‘n play set up or break down, do not use it.

Pillows, sheets, and towels (one per guest) are provided. A starter kit of amenities are provided UPON ARRIVAL ONLY to cover the beginning of your stay. The provided amenities include: Kitchen – 2 rolls of paper towels, 2 large trash bags, 2 dish tabs, 1 small dish soap, 1 disposable sponge. Bathrooms – 1 roll of toilet paper, 2 small trash liners, and a hotel style bath amenity set (small shampoo, conditioner, body bar soap, and lotion). Extra items needed are the responsibility of the guest. We do not replenish items throughout your stay, and we do not have onsite housekeeping like a hotel.

In the event of inclement weather, no payments will be refunded unless there is a mandatory evacuation in the area. It is recommended to purchase trip insurance if you are concerned about inclement weather.

Owner (and any of his authorized representatives) is, by North Carolina law, allowed to enter home at any time if he/she suspects any actions that might breach this contract.

Each person renting and staying in our home agrees to be responsible for all damage and loss of personal property during the term of this lease/rental agreement. Furthermore, the owners are considered harmless to damage, loss, or theft of such personal property.
Conduct on the premises and compliance with Town of Banner Elk Ordinances:
1. All furniture must be kept in the house, except the outside patio/balcony furniture.
2. Guest(s) shall refrain from creating excessive noise inside or outside the house, which is disturbing to the neighbors. (Noise ordinances are enforced in Banner Elk). Quiet hours are from 11 pm to 7 am. If the Police are called due to excessive noise, we may lose our permit to do vacation rentals; you will be immediately evicted, will lose your damage deposit, and may be held liable for consequential damages.
3. The parking spaces for the house are in the driveways of the house only. There are enough parking spaces for five vehicles. Please don't park in the grass.
4. All guests MUST be 21 years of age or older unless they are a child under the age of 18 and accompanied by their parents.

Guests will be responsible for any and all accidents, loss, damage, or injury caused by his or her, or anyone in their party’s negligence or willful conduct. The guest(s) liability insurance will be primary in the event of any loss or damage to the property or persons occurring at or about the premises during the term of this agreement. This includes the house and all grounds of the entire property. It is the duty of the guest(s), while occupying the premises, to guard against accidents and to caution all members of their party to do so. Reckless endangerment of or by any people in your party is against our policies and is not allowed. We will not be held liable for any such action. Guests must notify the owner of any maintenance problems immediately that would affect the safety and security of any person renting and staying in the house.

Exchange of money automatically constitutes acceptance of all terms and conditions set forth herein.

Then rest your body on our memory foam mattresses and 100% cotton sheets to prepare for the next big day.

**Please note: We do have central heating. Air Conditioning is not provided and almost never needed in this area. If necessary, the windows do open and there are oscillating fans in closets and ceiling fans in two bedrooms.
**We do not have direct mountain views. Hattie’s hideout has lots of trees all around. The color changing leaves are especially beautiful in the Fall.
**We have a pest control service, but here in the mountains near the trees, bugs and little creatures will still find their way inside between cleanings and exterminating. This is all part of living near the woods. Perhaps you will agree that the beauty is worth a little sacrifice.
**There are two flights of stairs and no elevator. The driveway splits and leads to the middle/main level and the bottom level of the house. So if some in your group can't do stairs, they can sleep in the main level bedroom.
**The lower driveway is semi-steep; 4-wheel-drive vehicles are recommended in the winter.

OUTDOOR SPACE: Step outside onto the spacious deck and immerse yourself in nature. Enjoy your morning coffee while spotting the deer or gather around the fire table in the evening for a cozy conversation over a glass of wine.

THE BOTTOM FLOOR features a queen bed with a small kitchenette and full bathroom. Down the hall is the bunkroom with 2 twin-over-twin bunks. The game room is located right off the bunk room and includes a movie area with sleeper sofa, arcade games, and Giant Jenga as well as board games, cards, and a toddler table.

THE MAIN/MIDDLE FLOOR showcases the living room and kitchen space with two decks, one to the propane grill and one to the fire table. The living room contains a smart TV and extra hidden seating in the ottoman. A large dining room table and bar seating allows for family and friends to gather ‘round near the fully stocked kitchen. A traditional drip coffee maker, a French press, and a Keurig single cup coffee maker are provided. The open floor plan enables groups to be together for cooking, dining, and relaxing. This level also includes a King master bedroom with walk-through full bathroom. This bedroom closet contains a booster highchair, a Pack 'n play bed, an audio baby monitor, and nightlights...perfect for a family with little ones. Toddlers and infants are more than welcome to stay, but please be aware that this house is not child-proofed inside or out; young children will need to be watched at all times.

THE TOP FLOOR offers two queen bedrooms. One has an en suite bathroom and a desk workspace by a window. The other has a half bathroom. The washer/dryer area is found in the hallway.

With its peaceful surroundings and ample amenities and space, this home is the perfect retreat to accommodate large extended families or multiple families with kids. We look forward to hosting you and remember: don't feed the bears (and lock your car).

Neighborhood overview
Quiet neighborhood with easy access to the home. Our home has lots of surrounding trees, so watch for wildlife such as deer, wild turkeys, and the occasional bear.
Getting around
4-wheel drive is recommended here in the mountains, especially in the winter! We have a semi-steep driveway.
