House Rules
By confirming your booking, you agree to adhere to the Rental Rules set forth in this listing.
We suggest that all members of the group staying in the home read this reservation agreement.
This property has a maximum of 14 people. No more than 14 people may be in the house at a time due to fire code. If you bring more people (children included) than agreed upon by your reservation you will be asked to leave without a refund and/or charged an extra $50 per person per night.
Please note there is a strict no pet policy, a strict no party/event policy, and a strict no smoking policy in or on the premises.
Check-in is any time after 4 pm CST. Check-out is before 10 am CST. Unfortunately, we cannot allow early check-in or late check-out.
Quiet time is 10 pm
Age requirements: The primary registrant (credit card holder for the initial payment and person signing this Rental Agreement) must be 21 years of age (legal photo ID required) and must be an occupant at the home during the entire stay. No homes will be rented to people under the age of 21, unless accompanied by a parent or guardian staying at the home for the length of the Rental Period. Violation of this policy will result in immediate eviction and forfeiture of all rental payments. In accordance with Florida State Chapter, reservations made under false pretense are null and void and check-in will not be allowed, or guests will be asked to vacate the accommodations. This policy includes reservations made by parents or guardians who do not check in, and/or leave overnight during the length of the stay.
You will be personally responsible not only for any direct damages but also for any loss of rental income and for any other indirect third-party damages that result from your stay (e.g., accommodation and travel expenses of guests checking in after you in case they are delayed until repairs are done).
No smoking is permitted. No illegal drug use. Smoking is not permitted in or on the premises of this property including porches, pool area, balconies, and driveways. Violation of this policy will result in immediate eviction and forfeiture of all rental payments and security deposit. All smoking devices are prohibited including the use of cigarettes, vape pens, e-cigs, pipes, hookah, marijuana smoking devices, or any drug paraphernalia. If signs of smoking are found on property after departure, the Host will charge the guest $250, and you may incur an additional charge for carpet cleaning and deodorizing the home.
No pets at any time. Pets are not permitted in or on the premises of this property. Unauthorized occupancy of pets will result in immediate eviction of entire group, loss of all rent and damage deposit, and a $250 non-declared pet fee per pet will be charged to the guest.
No parties or events are allowed on the property. No more than 14 people may be in the home at one time. No glitter or confetti.
No candles.
Garbage bins must stay where they are at all times: near the street. Trash will be collected 2 days per week (Monday and Thursday early mornings).
The Elevator is use at your own risk. Host is not responsible for injuries secondary to elevator misuse. Damage to the elevator will incur additional repair fees. You must press the call button and wait before opening the 2 elevator doors. Both doors to the elevator must be closed on all three floors for the elevator to function/move. A working elevator is not guaranteed due to power failure from storms or an electrical short.
The Pack ‘n Play is use at your own risk. If you are unfamiliar with pack ‘n play set up or break down, please do not use it.
The lockbox next to the front door contains the key to the townhouse. The lockbox code will be given at least 24 hours prior to your stay. It is recommended that you keep the key in the lockbox to prevent key loss. A lost key will result in a $200 fee. YOU MUST RAISE THE DOOR HANDLE FIRMLY (higher than you think!) and let it back down BEFORE putting in the key to lock the door. This initiates the lock function.
Pillows, sheets, towels (one per guest) and beach towels (one per guest) are provided. A starter kit of amenities is provided UPON ARRIVAL ONLY to cover the beginning of your stay. The provided amenities include: Kitchen – 2 rolls of paper towels, 2 large trash bags, 2 dish tabs, 1 small dish soap, 1 disposable sponge. Bathrooms – 1 roll of toilet paper, 2 small trash liners, and a hotel style bath amenity set (small shampoo, conditioner, body soap, and lotion). Laundry - 2 laundry pods. Extra items needed are the responsibility of the guest. We do not replenish items throughout your stay, and we do not have onsite housekeeping like a hotel.
In the event of a hurricane or inclement weather, no payments will be refunded unless there is a mandatory evacuation in the area. It is recommended to purchase travel insurance if you are concerned about inclement weather.
Owner (and any of his authorized representatives) is, by Florida law, allowed to enter home at any time if he/she suspects any actions that might breach this contract. Each person renting and staying in our home agree to be responsible for all damage and loss of personal property during the term of this lease/rental agreement. Furthermore, the owners are considered harmless to damage, loss, or theft of such personal property.
Conduct on the premises and compliance with City of PCB Ordinances:
1. All furniture must be kept in the house, except the outside patio/balcony furniture.
2. Guest(s) shall refrain from creating excessive noise outside the house, which is disturbing to the neighbors. (Noise ordinances are enforced in PCB).
3. The parking spaces for the house are in the driveway of the house only. Never park in the grass (sprinkler system)! Vehicles parked on the side of the road are in violation of city ordinances. 2 cars (3 if compact) may park for free in the driveway. Additional cars may park at the nearby beach parking (on Parkhill Circle) for $12 per day.
4. Please abide by the Pool Rules that are posted near the swimming pool. Guests must abide by all laws and ordinances of the state of Florida, Bay County, and the city of Panama City Beach. You are staying at this property and using the facilities at YOUR OWN RISK.
5. All guests MUST be 21 years of age or older unless accompanied by parents/adults. You acknowledge and agree that use of Wi-Fi/Internet services at the rental property (“Services”) is for personal use and agree not to use the Services in a manner prohibited by any federal or state law or regulation. Transmission or download of any material in violation of federal or state law or regulation, including, but not limited to any copyrighted material, is prohibited. We assume no responsibility for and exercise no control over the content contained on the Internet or that which is otherwise available through the Services. All content accessed or received by you (or an invitee of yours) is used at your own risk. In the event that we receive a copyright infringement notice from a copyright holder and/or an Internet service provider, which includes a date and time of the alleged infringement that occurred during your stay, we may reveal your identity (name, address, and telephone number) to the copyright holder and/or Internet service provider, and you will be responsible for any associated fines. By using the Wi-Fi you consent to the collection of your email and receipt of communication and future deals on the vacation rental. You may unsubscribe at any time.
Guests will be responsible for all accidents, loss, damage, or injury caused by his or her, or anyone in their party’s negligence or willful conduct. The guest(s) liability insurance will be primary in the event of any loss or damage to the property or persons occurring at or about the premises during the term of this agreement. This includes the house, swimming pool, and all grounds of the entire property. It is the duty of the guest(s), while occupying the premises, to guard against accidents and to caution all members of their party to do so. Reckless endangerment of or by any people in your party is against our policies and is not allowed. We will not be held liable for any such action. Guests must notify the owner of any maintenance problems immediately that would affect the safety and security of any person renting and staying in the house.
Balance of rent, tax, and damage coverage (if applicable) must be paid prior to check-in day.
Quiet hours are from 10 pm to 8 am, during which time the noise from the home shall not unreasonably disturb adjacent neighbors. Sound that is audible beyond the property boundaries during non-quiet hours shall not be more excessive than would be otherwise associated with a residential area. If the Police are called, we may lose our permit to have a vacation rental; you will be immediately evicted and may be held liable for consequential damages.
Clean any spills immediately and do not sit on furniture in wet swimsuits or with suntan oil on. Please do not flush sanitary products or anything besides toilet paper down the toilets. If damage or clogs of any toilets or drains occur due to guests flushing items other than toilet paper, a fee of $200 will be charged.
Exchange of money automatically constitutes acceptance of all terms and conditions set forth herein.
